Found a property for a friend who wanted to start a rental portfolio
We identified a property that was about to be out on the market. We made a direct approach to the bereaved family. We enabled them to sell at a good price without stress and without needing to go through an Estate Agent and cooperated with the move. We produced plans for submission to Northampton Borough Council for permission to build a vaulted single storey side extension and completely modernise the property. End result added value based on Estate Agent's assessment on completion relative to the purchase price plus the cost of extension and modernisation. We helped our client - the new owner - find good tenants and then added a basic “dog friendly” low maintenance rear garden. We now assist with ongoing maintenance.

Clearing, preparing and achieving planning permission for a building plot the client didn’t realise they had until we opened up the discussion and the opportunity.
PROPERTY: Cherry Tree House, Northampton
A new four double bedroom link detached town house with a double garage, off street parking and more than 1,650 sq. ft. of accommodation.
The accommodation comprises an open plan kitchen/dining/sitting room, a utility room and cloakroom on the ground floor, two bedrooms, an en suite shower room and family bathroom on the first floor and two further bedrooms and two en suite shower rooms on the second floor. The gardens have been landscaped and there is a detached double garage to the rear with off street parking.

Originally the Barns had planning permission only for Garages and Offices until we helped the owner develop this into a Self Contained House with its own off-road parking and garden.
Retaining many of the original features and re-using as many of the original materials as possible we have given this a unique look and feel.
